Property Description:
The property is set in the sleepy hamlet of Aubepierre, which is located 10km north of the busy little town of La Souterraine, with its restaurants and Medieval Church. The smaller town of Azerables is a 3 minute drive and has several bars, a small supermarket, pharmacy and Boulangerie, from which to collect the morning croissants (though the baker also delivers to the hamlet each morning). The hamlet has about 20 inhabitants including its own stables and riding centre. The local swimming lake at La Chaume is 5 minutes away. Slightly further away is the Lac de Chambon (at Eguzon), with an array of water sports, including water skiing, windsurfing and sailing. There are also numerous fishing lakes in the area. Aubepierre is only 35 minute drive from Limoges Airport and can also be accessed from Tours or Poitiers airports. It lies just 5km off the busy A20 Highway (which links Paris and Toulouse).

Inside
A beautiful, newly converted 18th Century stone barn, the house has 240sqm of living accommodation arranged over 2 floors.

The ground floor is accessed from the front through 3m tall double glazed cart doors, providing tremendous light to the 8m high entrance foyer, which itself forms part of a 100 sqm open plan living and dining room. Open to the dining area is a 16sqm fitted kitchen and accessed off the kitchen is a utility room with washing machine and sink. The property is sold complete with white goods. Also on the ground floor is a shower room with toilet and basin. The whole of the ground floor is heated by an underfloor heating system, which is supplemented by a log burning fire in the living room. The log fire is sufficient to heat the whole house, so the underfloor heating is a luxury for those who’d like warm feet and it ensure that the property feels cosy in winter. The thick barn walls and substantial insulation means the property remains cool through the hot summers.

The conversion has been careful to ensure that the significant wooden barn structure has been retained ensuring that all rooms benefit from wooden beams and high ceilings. Ground floor ceiling height is 4m with the ceiling constructed using the restored barn timbers.

The property opens out through double glazed cart doors to the patio and garden at the rear.

The First floor is accessed up a specially designed solid oak staircase that arrives onto an 18 sqm mezzanine seating area with wrap over velux windows that provide views over the fields and woods to the rear. The first floor provides 5 double bedrooms (one of which is en-suite) a family bathroom and an additional toilet. All bedrooms have radiators and the loft is exceptionally well insulated.

Outside
At the rear of the property, access from the back door or around the side of the house, is a 30 sqm patio, which forms part of the 400sqm garden, which is a substantial yet manageable space. The garden, which is mainly grass with half a dozen fruit trees, is large enough to accommodate a swimming pool. Beyond the garden are fields (and a small wood) as far as the eye can see. A fully stocked wood shed is accessed from the garden. In addition, an external, 15sqm, lockable storeroom (housing the oil store and underfloor heating system, canoes, bikes, etc) is accessed from the front of the property and was once the cow shed.

Attached to the Barn is the original 2 storey house (currently used as a garage), which could be converted to a gite, a playroom or additional accommodation. Attached to this house is a stone bread oven.
